SWFLHomeInspector.com is the website of SWFL Home Inspector LLC, a small, locally owned home inspection business based in Cape Coral, Florida. I’m Aaron, the company’s licensed inspector. I wrote this site in my own words so homeowners can understand what I do and how I do it. This page explains what the information on this site is, and what it isn’t.
General Information Only
The content on this site is for general information about wind mitigation inspections, four-point inspections, and the services my company offers. It is not professional advice for your specific home, insurance policy, or situation. Reading this site does not create an inspector-client relationship.
What I’m Licensed to Do (and What I’m Not)
I’m a Florida licensed home inspector. My inspections are visual and non-invasive. I look at what is visible and reasonably accessible on the day of the inspection, photograph it, and document it on the form your insurance company requires. I don’t do destructive testing, move stored belongings, open up walls or ceilings, or evaluate hidden components.
I am not a roofing contractor, electrician, plumber, HVAC contractor, general contractor, engineer, architect, insurance agent, public adjuster, attorney, or financial advisor. Nothing on this site, and nothing in my inspection reports, should be read as a code-compliance inspection, an engineering assessment, or a guarantee that anything in your home was built or installed correctly.
Wind Mitigation Inspections
A wind mitigation inspection documents the wind-resistant features of your home on the state’s Uniform Mitigation Verification Inspection Form (OIR-B1-1802). When this site says I work to capture every credit your home qualifies for, that means I document every qualifying feature I can see and verify. It doesn’t guarantee any particular result.
- Some credits depend on things I can’t see or confirm, such as concealed connections, missing permits, or missing product approval documentation.
- Your insurance company, not me, decides which credits apply and how much they’re worth.
- The third nail check is part of the wind mitigation inspection, not a separate inspection. Whether your roof-to-wall connections qualify depends on what is actually found in your attic.
- A wind mitigation report is not a prediction or guarantee of how your home will perform in a hurricane or any other storm.
Four-Point Inspections
A four-point inspection is a limited snapshot of four systems: the roof, electrical, plumbing, and HVAC. It is not a full home inspection. Any comments about the age, condition, or estimated remaining life of a system are my professional opinion based on a visual observation that day. They are not a guarantee that a system will keep working or that it won’t fail.
Insurance companies set their own rules about which roofs, panels, wiring, plumbing materials, and equipment they’ll accept. I document what’s there. Your insurer decides whether it meets their requirements.
Repairs, Upgrades, and Insurance Decisions
This site discusses roofs, hurricane straps and the “third nail,” impact windows and doors, shutters, and how they can affect your insurance. That’s general information, not a recommendation for your home. Before you repair, upgrade, or make an insurance decision, please talk to the right licensed professional:
- Repairs and upgrades: a licensed contractor in that trade, or a licensed engineer.
- Coverage, credits, and premiums: your licensed insurance agent or carrier.
- Claims and disputes: your insurance company, a licensed public adjuster, or an attorney.
Savings Are Not Promises
Any discussion of insurance savings on this site is general. Every home, policy, and insurance company is different, and I can’t promise that an inspection will lower your premium by any particular amount, or at all.
Estimates, Pricing, and Scheduling
Free online estimates are based on the information you provide. If details about the property turn out to be different, or the inspection requires more than expected, the final price may change. I’ll always let you know before the inspection if it does. An estimate is not a booked appointment.
Price ranges mentioned on this site reflect my view of the local market at the time of writing. Prices change, and every inspector sets their own rates.
Response times (like quotes within about 10 minutes, or replies within one business day) and next-business-day report delivery are what I aim for and usually deliver. They aren’t guarantees. Things like weather, holidays, high demand after storms, or a problem with a report can cause delays. Availability in areas farther from Cape Coral is more limited. Our text lines accept messages 24/7, but replies are sent during business hours.
Your Inspection Agreement Controls
If you hire SWFL Home Inspector LLC, the scope of your inspection, its limitations, and the terms of our relationship are set by the inspection agreement you sign, not by anything on this website. If anything on this site seems to conflict with your agreement, the agreement controls.
Experience and Figures
Figures about my experience, such as the number of inspections I perform per year, are approximate and reflect typical years. Information about Florida law, the state forms, and insurance company requirements is accurate to the best of my knowledge at the time it was written. These things change, sometimes quickly, so please confirm current requirements with your insurer.
Photos, Illustrations, and a Little Humor
Some images on this site are illustrations or dramatized for effect, and not every image shows an actual inspection, an actual client’s home, or me. Captions labeled “Legal Disclaimer” under some of those images are meant as jokes. This page is the real one.
Opinions
Some of what I’ve written is my personal opinion, based on my experience as a homeowner and as an inspector in Southwest Florida. That includes my views on sales tactics, inspection pricing, and the difference between specialists and general inspectors. Those are my views, not statements about any specific inspector or company.
